<h3>Job Description</h3><p>Job Description<p><p>Project Manager - <span >Renovations/Additions</span></p><p></p><p>The Project Manager is responsible for planning and overseeing their projects to ensure they are completed on time and within budget.</p><p>RESPONSIBILITIES:</p><p>The Site Project Manager will report to the Director of Operations.</p><p>Managing job sites/day-to-day operations.</p><p>Main Activities:</p><p><b>Budget:</b></p><p>· Adhere to the budget created for the project</p><p>· Advise Director of Operations immediately if, for any reason, costs exceed any budget item</p><p><b>Calendar:</b></p><p>· Develop calendar with Director of Operations</p><p>· Maintain schedule according to the calendar</p><p>· Update calendar in real time as changes occur to ensure schedule reflects reality</p><p>· Alert Director of Operations immediately if work becomes, or will become behind schedule</p><p><b>Weekly Meetings:</b></p><p>Attend virtual management meetings with Owner, Director of Operations and other Site Project Managers to discuss status of projects, issues with trades/clients, etc.</p><p>Attend on-site meetings with clients to discuss status of projects, upcoming events particularly what we need from them, etc.</p><p><b>Working with clients:</b></p><p>· Discuss any questions/concerns about their renovation and provide solutions</p><p>· Provide change orders for all work outside of contractual scope of work:</p><p>· Advise clients of delays due to change orders</p><p>· Adjust calendar to reflect change order</p><p>· Meet with clients as required</p><p>· Resolve conflict</p><p>· Responsible for final walk through of job with owner and client</p><p>· Perform PDI walk thru at completion of project with Owner:</p><p>· Identify and note all deficiencies in PDI form</p><p>· Explain the difference between deficiencies and warranty</p><p>· Ensure each page is initialed and last page is signed</p><p>· Upload into appropriate Google Doc and share with clients</p><p><b>Working with professionals:</b></p><p>· Co-ordinate building inspectors for all required inspections</p><p>· Work with <span >designers/architects/engineers/surveyors</span> as required to schedule their services, discuss problems, resolve conflict, etc.</p><p>· Working with subcontractors:</p><p>· Organize meetings</p><p>· Obtain quotes and negotiate price as needed to ensure it&#39;s within budget</p><p>· Schedule and coordinate subcontractors</p><p>· Schedule deliveries</p><p>· Recruit new subcontractors as required</p><p>· Resolve conflict</p><p><b>On site responsibilities:</b></p><p>· Responsible for opening and closing job sites each day</p><p>· Doors are locked at the end of each day</p><p>· Job sites are to be secure after working hours</p><p>· Window/door openings are concealed with plywood</p><p>· Setup and maintain job boards</p><p>· Post and maintain company lawn sign, permits and other required signage/cameras</p><p>· Setup and maintain temporary lighting as needed</p><p>· Contact porta potty company to order/pickup and maintain cleanliness of temporary washroom facilities</p><p>· Perform or delegate labour to maintain clean and safe job sites</p><p>· Contact and coordinate garbage bin deliveries and pickups</p><p>· Ensure compliance with the Ontario Occupational Health and Safety Act and Regulations</p><p>· Ensure compliance with WSIB</p><p>· Responsible for safety on job sites</p><p>· Order/purchase material for job sites</p><p>· Perform quality control to minimize deficiencies and delays</p><p>· Meet with city inspectors, engineers and designers as needed</p><p>· Responsible for <span >completing/delegating</span> deficiency list</p></p>Company Description<p>W3Global was established in 2006 in Fremont, CA with a vision: simplify the recruiting process and develop an industry-disrupting platform to connect candidates with clients.
